To Whom It May Concern and to all persons interested:

Notice is hereby given that at 5:30 p.m. on May 7th, 2024, the Planning and Zoning Commission, Public Works Building, 1001 Highway Y Eldon, MO 65026 will consider Lot Split Application.

CASE NO. P&Z 02-2024 Lot Split for the property to which the application applies to is legally described and generally located as follows: 1802 S. Aurora St.

APPLICANT: Kenneth Rader

Legal Description: Tract 1: A tract of land situated in and being a part of the NE ¼ of the SE ¼ of Section 4, T 41 N, R 15 W, Miller County, Missouri and being more particularly described as follows:

Commencing at an iron pin in asphalt marking the SW Corner of the NE ¼ of the SE 1/4 of said Section 4; thence along the South Line thereof S 88o 19’ 53” E, a distance of 6.77 feet to a ½ inch rebar on the Easterly Right of Way of Aurora Street, a roadway 40 feet in width; thence leaving said South Line and following said Easterly Right of Way N 03o 00’ 25” E, a distance of 79.46 feet to a ½ inch rebar, said point being the POINT OF BEGINNING; thence continuing N 03o 00’ 25” E, a distance of 79.46 feet to a ½ inch rebar; thence leaving said Right of Way and following the Southwesterly Line of property titled to Wheeler/Galey recoded in Bk 2022, Pg. 5949, S 89o 21’ 07” E, a distance of 153.16 feet to a ½ inch rebar, thence S 03o 15’ 32” W, a distance of 27.18 feet to a ½ inch rebar; thence S 89o 27’ 08” E, a distance of 5.02 feet to a ½ inch rebar; thence S 03o 24’ 53” W, a distance of 5.73 feet to a ½ inch rebar; thence S 40o 22’ 09” E. a distance of 62.12 feet to a Set ½ inch rebar: thence N 89o 15’ 19” W, a distance 200.71 feet to the POINT OF BEGINNING.

Containing 13,432.36 Sq Ft of 0.31 Acres.
